摘要
全球氣候變遷,全球氣溫持續暖化,世界各國皆積極因應,以遏止溫室氣體排放,減緩暖化。 本文的目的在探討既有建築近零耗能的技術與策略,並以國內一棟既有辦公類建築為案例,模擬分 析國內既有建築的近零耗能改善的可行的技術方案。以「實施建築深度節能改善,再納入再生能 源」作為既有建築趨近近零耗能建築的策略,其中建築深度節能改善採取全系統深度節能改善及 應用新研發節能技術的策略。本文的研究方法採用國內商業建築節能改善之PDCA (Plan-Do-Check- Act, PDCA)程序,將國內一棟既有辦公建築做為示範案例,以模擬方式探討節能改善的新技術與 ROI (Return of Investment, ROI)分析。結果顯示,建築物的耗能降低達到43%,8項節能改善項目綜 合的回收年限為5年,建築物的耗能密度EUI (Energy Use Intensity, EUI)由127 kWh/m2 • yr降低為72 kWh/m2 • yr,有機會導入再生能源後成為近零耗能建築。

Abatract
Global climate changed, global temperature continues to warm, countries all over the world are actively responding to curb greenhouse gas emissions and slow down warming. The purpose of this article is to discuss the technology and strategy of near-zero energy consumption in existing buildings, and take an existing office building as a case to simulate and analyze feasible technical solutions for improving near-zero energy consumption in existing buildings. “Implementing deep energy-saving improvements in buildings and incorporating renewable energy” as the strategy for existing buildings to approach zero energy-consuming buildings, in which deep energy-saving improvements in buildings adopt the strategy of deep energy-saving improvements throughout the system and the application of newly developed energysaving technologies. The research method of this article adopts the PDCA (Plan-Do-Check-Act) procedure for energy-saving improvement of domestic commercial buildings, taking an existing office building in China as a demonstration case, and discussing new technologies and ROI analysis of energy-saving improvement in a simulation method. The results show that the energy consumption of the building has been reduced by 43%, and the energy density EUI of the building has been reduced from 127 kWh/m2 • yr to 72 kWh/m2 • yr. There is a chance that it will become a near-zero energy-consuming building after the introduction of renewable energy.
